Buying Your First Home in Geelong: Broker, Pre-Approval and Buyer’s Advocate Explained

By Victoria Whittaker, Buyer’s Advocate · Last reviewed 16 October 2026

Start your first Geelong home purchase by confirming your finances with a broker or lender. A buyer’s agent or buyer’s advocate can then help assess properties, comparable sales and buying strategy within that budget.

Buying your first home is much easier to approach when you know who does what.

You need a clear budget, a suitable property and a contract you understand. Having the right people involved early helps you work through those decisions in order.

Start with finance

A broker or lender can assess your borrowing capacity and explain which lending options and assistance programs may suit your circumstances.

Ask for more than the maximum loan figure. Work through repayments, buying costs, your available cash and what you would have left after settlement.

Your comfortable purchase budget may be lower than the maximum a lender will consider.

What does pre-approval tell you?

Pre-approval gives your search a starting point, but check its conditions and expiry date. It is not a guarantee that every property or final loan application will be approved.

Before committing, confirm any outstanding checks with your broker or lender. Changes to your employment, debts or financial circumstances can also matter.

What does a buyer’s advocate do?

My role is to help with the property side: refining your brief, assessing locations and homes, reviewing comparable sales and guiding the buying strategy.

That can include helping you recognise when a property is worth pursuing and when it is sensible to move on.

A buyer’s advocate does not replace your broker, conveyancer or building inspector. Each has a different part to play.

Build your team before you need them urgently

Your conveyancer or solicitor reviews the contract and Section 32. An independent inspector assesses the building within their agreed scope. Your broker or lender manages the finance process.

Having those contacts ready means you can investigate a suitable property without trying to organise everything at the last minute.

What should you do first?

Confirm your finances, list your must-haves and decide where you can be flexible. Then start comparing actual properties against that brief.
