Houses Under $600,000 in Geelong: How to Search at $600k, $650k, $700k and $750k

By Victoria Whittaker, Buyer’s Advocate · Last reviewed 16 October 2026

Searching for Geelong homes under $600,000, $650,000, $700,000 or $750,000 means comparing location, property type and total buying costs. This guide explains how to structure that search; it is not a list of currently available properties.

It is easy to type a maximum price into a property website. Working out which of those homes are worth buying takes more thought.

If you are searching around Geelong with a budget between $600,000 and $750,000, start with your non-negotiables and a clear understanding of your total costs.

What changes at each budget?

Budget How I would structure the search
Up to $600,000 Compare property types and condition carefully; check eligibility for full first home buyer duty relief
Up to $650,000 Assess whether the extra spend improves location or liveability enough to justify the total cost
Up to $700,000 Compare recent sales and avoid paying a premium for cosmetic presentation
Up to $750,000 Keep a firm ceiling and check the duty position before increasing an offer

These are search strategies, not assurances of current stock. What is available changes, and an advertised guide is not a confirmed sale price.

A cheap house can become an expensive purchase

An older home may need work to its roof, wiring, plumbing, heating or foundations. Those costs can quickly change the affordability calculation.

Arrange appropriate inspections and seek quotes for material issues. Do not assume every problem can wait or that a general renovation allowance will cover it.

I would also compare a house needing work with a more manageable unit or townhouse in a location that suits you.

What about the Bellarine and Surf Coast?

If you want coastal living, decide what you are prepared to adjust: dwelling type, size, condition, exact location or distance from the beach.

For Torquay in particular, test your approved budget against recent comparable sales for the property type you would accept. A scheme cap cannot tell you whether your preferred home is affordable.

Keep Drysdale, Leopold, Portarlington and Ocean Grove as separate searches. Assess each against your commute and the homes actually available.
